How I charge
A fixed fee for each stage (concept, developed design and consent drawings), agreed before we start and once I've seen your site and brief, so you always know what the next stage costs. Small jobs, or changes along the way, can be charged by the hour, and I'll always tell you first. Our first chat is free.

Not included: structural engineering and resource consent planning. When your project needs them, I'll bring in trusted specialists.
Questions
Do I need a building consent?
Most new homes, extensions and structural changes need one. Some smaller work is exempt, including, since 15th January 2026, a simple standalone single-storey granny flat of up to 70 m² that meets the rules. I'll check your project against the rules at our first chat.
How long does it take?
Once we've establish your requirement then Monica will be able to work out a time frame from our first chat to lodging consent. The council then has 20 working days to decide, and the clock stops while it waits for answers to its questions.
Can you work with plans I already have?
Yes. I can review or adapt existing plans, including a builder's or another designer's, as long as you have the right to use them.
